Empty property security

Void and vacant properties attract theft, vandalism and squatting, and insurers know it. NVC keeps empty buildings inspected, alarmed, signed and responded to, with the paper trail your insurer expects to see.

The problem we solve

The building empties and so do the utilities

Word gets round fast when a property goes vacant. Metal, cabling and fixtures walk out. Windows get broken. Squatters move in, and getting them out costs far more than keeping them out.

The complication is that when a building goes empty, the services usually go with it. Electricity off. Water drained. Gas isolated. So anything you put in has to be completely self sufficient, because there is nothing on site to plug it into.

That is what we build for. Battery powered alarm systems that need no mains supply, monitored remotely, armed and disarmed remotely, backed by inspections, physical measures and a response vehicle that actually turns up.

What we put in

A package, not just a guard

Battery powered monitored alarms

Supplied, installed and monitored by us. No mains supply needed, so the system works in a building with everything switched off.

Remote arm and disarm

Contractors, agents and viewings can be let in without anyone driving out to meet a key, and the system goes straight back on after.

Scheduled inspections and reports

Weekly, fortnightly or monthly, on whatever cycle you or your insurer stipulate. We check the building inside and out and report on its condition.

Steel screens

Screens fitted to windows and doors where the risk needs a physical barrier rather than a deterrent.

Vehicle access control

Concrete blocks and temporary gates to stop vehicles getting onto car parks and open land, and to keep travellers off the site.

K9 and manned cover

A dog handler on the ground for a period where a site is high risk or in a difficult area, then scaled back once the risk drops.

The alarm system

Silence you can trust

A dead alarm in an empty building looks exactly the same as a quiet one. Our systems report in daily to confirm they are still live, so nothing is assumed. If a system stops talking to us, we know that day and we deal with it.

If a system does activate, it is monitored, not just noisy. The signal comes into a 24/7 control room and an NVC response vehicle attends and investigates. That is the difference between a monitored system and an automated alert going to nobody.

Physical measures where the risk needs them

Not every vacant building needs steel screens and a dog handler. Some need all of it from day one. A town centre unit with a good boundary is a different job to an open car park backing onto a difficult estate.

We put in what the risk warrants and change it as the risk changes. If activity picks up, we add cover. If the site settles, we take it back off and your cost comes down with it.

Typical mobilisation

Empty at midday, covered that afternoon

Vacant property rarely gives notice. A council or an owner rings to say the building empties at midday and cover is needed from that afternoon. That is a normal call for us and we mobilise the same day.

Tell us the address, when the keys come out and what the building is worth to whoever wants it. We will tell you what goes in, when it goes in and what it costs.

Insurance and compliance

The paper trail your insurer expects

Most policies reduce or withdraw cover on vacant premises unless the building is inspected on a stated cycle and the inspections are recorded. Our reports are written to be handed straight to an insurer or a loss adjuster.
